Let the Levelling Commence

Oh no is that rock?

 It sure is.
What is this going to cost me?

Its Started!

8/7/14 the day we got a fence and a toilet.

I'm a bit slow but here we go again...

Here are the floor plans

As you can see the previously mentioned modifications to the floor plan are included. Because of the slope of the block we have a step in the slab with the home theatre, garage, master bedroom and ensuite all stepped down from the rest of the house. You may also notice the master bedroom has two windows. This was because the original had a long short window above the bed and I didn't like that so we went with this change.

Kitchen
Our kitchen appointment with Timpelle Kitchens was a real eye opener. So many options. What we did end including are:

No handles to overhead cabinets
40 mm waterfall ends to island bench (almost half of our kitchen upgrade)
Extra Pot drawers
Extra splash back behind rangehood
Frosted glass door to pantry

Kitchen Colours
What a pain. My brother has one requirement no white. This is what we came up with.

Benchtop................Ceasarstone Shitake
Lower cabinets.......Laminex Espresso Ligna silk finish
Upper cabinets.......Laminex Moleskin silk finish
Kickboard..............Brushed aluminium
Splashback.............Gunmetal Glitz (upgrade)

Bathrooms
The only addition for the bathroom to the tender was floor to ceiling tiles on all walls. But we added Ceiling mount shower head with diverter in addition to shower on rail in both bathrooms and additional shower on rail in ensuite shower.

Bathroom Tiles
Note Wisdoms included range are all the same, dark tile floor light tile wall so we went outside of the range.
The pictures show the tiles we went with. This was in the end an easy choice because the main tile is the same as our parents bathroom who built with Wisdom a few years before.

Bathroom Vanities
Done during the kitchen appointment again were fairly easy they are the same as our parents.

Benchtop.............Caesarstone Nightsky
Cabinets...............Polytec Cafe Cream

Flooring Tiles
This was a fairly easy choice, we had two rules porcelain tiles and not to expensive. We could have gone nuts. Some of the timber look tiles are incredible but damn that price. In the end we went with a Italian porcelain for the living areas and front porch.
The chosen tiles are Architech in Pumice with a natural finish for inside and an external finish for outside.
Unfortunately for some reason I didn't take a photo of these tiles.

Flooring Carpet
Again I didn't take a photo but we picked Quest Rochford in Sweet Vanilla with good thick underlay.

Laundry
We added a broom cabinet and under bench space for washer and dryer. Also we added overhead cupboards.

Benchtop..............Nightsky
Cabinets................Laminex Moleskin

Other
We changed the interior doors, added a few more power points, a heap more data points, wiring for the home theatre and other things that I can't think of right now.

Front and Exterior colours

So here is what the front may look like:

Colours are:
Bricks..................PGH Gravel
Mortar.................Off White
Stackstone...........Micro Sunset
Roof Tiles............Radium
Garage.................Dune
Fascia..................Dune
Downpipes...........Dune
Water Tank..........Dune
Front Door...........Dune
Gutters.................Night Sky
Windows.............Anodic Off White
Render.................Bristol Provincial Grey
Driveway..............Bluestone

I hate picking colours there are just so many combinations. These colours were originally different but like I'm sure most people these changed on the day.

Anyway still more to come....

Long time No post

So its been quite awhile since my last post and I guess maybe I should explain what has happened. Well I don't want to bore you but we had a few problems with the banks valuing the property well below market value. All I will say is thanks to Des Nation at Mortgage Choice St Marys for your help dealing with these less than useful people, and absolutely screw you to the moron (his name was the same as an actor from the Taken Series) at the bank whose motto needs to be changed to No We Can't.

More updates to follow.
